Closing costs cover the legal, tax and practical steps involved in transferring a home into your name. Some are predictable, while others depend on the property and your lender.

Property Transfer Tax

This provincial tax is generally based on the property's fair market value. Eligible buyers may qualify for an exemption or reduction.

Legal and registration

A lawyer or notary handles the transfer of ownership, registers the mortgage and helps complete the financial adjustments.

Property-related costs

Inspections, appraisals and title insurance may be recommended or required depending on the home and the lender.

One thing to remember

This calculator does not yet include every possible cost, such as property-tax adjustments, prepaid strata fees, utility adjustments, insurance or GST on a newly built home. Your lawyer, notary and mortgage professional can help confirm the final amount before closing.
